That shade is beautiful, but it means surfaces beneath and around those trees stay damp longer after rain, creating prime conditions for mold, mildew, and the black algae (Gloeocapsa magma) that darkens driveways, pool decks, and siding. Organic debris — pollen, leaf tannins, pine sap — compounds the problem by providing a food source for biological growth.

For Spring Hill driveways specifically, I see two consistent problems: dark biological staining along the edges and joints where debris collects, and oxidation streaks running from metal downspout boots across the concrete. My process addresses both — surface degreaser pre-treatment for heavy buildup, rotary surface cleaning for uniform results, and targeted detail work along edges and expansion joints that a spinning wand alone can miss.
